ABSOLUTELY NO PARTIES This impeccably designed 'Glass Lady' offers a luxurious, sunlit live/work oasis just steps from Abbot Kinney and Lincoln Blvd. Its striking design contrasts light-filled spaces with dark accents and eclectic patterns for a unique, modern vibe. The heart of the home is a stunning atrium with indoor-outdoor living and a plunge pool. Enjoy grand ceilings, artistic details, and a chef's kitchen with top-of-the-line appliances. *When you book this property you agree to the following House Rules and guest requirements.* For guest stays of approximately a week or more, Guests understand that someone will come to water the indoor plants during regular business hours. Guests also understand that the pool, maintenance, and/or landscape team will also have exterior access for their regular maintenance work during their stays. PRIOR TO ARRIVAL - Provide a list of all guests staying at the property. - This needs to be done 24 hours before check-in and before access codes are shared. CHECK-IN/OUT & EARLY ARRIVALS - Standard Check-in: 4:00 pm. - Early Check-in: As early as 6:00 a.m. for half the fee of the next night; must be requested as soon as possible but no later than 72 hours before arrival. Depending on bookings, Early Check-in may not be available. - Check-out: 10:00 am; No storage or later pickups are allowed for belongings. ACCESS & LOCKS - Various entry codes are provided at check-in. PARKING - Two covered garage spaces are available for mid-size cars and is accessible from the alley. An additional perpendicular parking spot is available directly in front of the garage . Free street parking is generally available in front of the property. However, street-cleaning restrictions apply to the front street every Wednesday from 7:00 AM to 12:00 PM. Please also observe all temporary parking signs and other posted restrictions. JACUZZI - Optional heating is available with associated fees. - The fee to heat the Jacuzzi is $100/day (Guests must pay the fee for the entire time not just selected nights as it is programmed in advance and would not change during the stay). For this price, the jacuzzi will be heated to 104 degrees (time to heat est. at 2 hrs). - Notify us 24 hours prior to heating arrangements; less notice might not guarantee service. KITCHEN & APPLIANCES - Cold/hot water is available from the sink dispenser. - Instructions for the Miele coffee maker will be provided. - Monogram microwave, Thor oven, and stovetop ADDITIONAL AMENITIES - Laundry facilities available with specific instructions for use. - Thermostats and heating systems throughout with specific operation instructions. - Electric fireplaces SAFETY & REGULATIONS - Notify if children (age 6 or younger) or non-swimmers will be present in advance for pool and alarm safety setups at least three days in advance. Host must also confirm. - Trash disposal instructions provided; specific bins for trash and recycling are located in front of the house (You will see a door to open) - No parties or unauthorized events unless pre-approved by the host/owner. Event rates different. - Adhere to the approved number of guests; additional ones need prior approval and may incur charges. - Quiet hours: 10 pm - 8 am. - No commercial filming or photography without permission and extra fee. - Prohibited items: fireworks, flammable substances, illegal substances. - BBQ and firepit instructions provided for safe use. - No smoking inside. This includes the use of tobacco, cannabis, e-cigarettes, etc. - Fire Extinguisher - Under kitchen sink - Under BBQ on rooftop - In the event of a fire, immediately call 9-1-1 - Clear the area of all people and use the fire extinguishers to extinguish the fire yourself. If unable to extinguish, leave immediately to a safe location outside of the property. - Emergency: In the event of an emergency please call 9-1-1.

To abide by local legal requirements, you may be asked to complete a secure verification portal by providing a copy of your official government-issued photo ID, confirming your contact information and sharing the purpose of your stay. The information is collected for screening and verification only and is not stored or used for any other purposes. By making a reservation, you acknowledge that you may be required to provide a copy of a valid government-issued ID prior to check-in. You understand that your check-in instructions might be withheld until you have successfully completed verification steps in our guest portal. 🚫 NO PARTIES OR EVENTS Absolutely no parties, events, or unauthorized gatherings are permitted on the property. A $1,000 fine will be charged for any violation of this rule, and your reservation may be terminated immediately without refund. 🚭 NO SMOKING Smoking is not allowed anywhere inside or outside the house, including the backyard and pool area. We appreciate your cooperation in keeping our property smoke-free. This is also a fire hazard zone so no fire anywhere outside please.Any evidence of smoking or vaping will result in a $500 smoking fee.
